Permanent Outdoor Lighting in Nocatee

Nocatee homes are newer builds with village architectural review. We install permanent lighting that follows your roofline once, give you the documents a review asks for, and set up a phone app that keeps warm white on a schedule and switches to color when you choose.

Start with an online estimate. We confirm measurements and scope for your written quote.

Coverage and cost

Choose the roofline you want to light

On a two-story home with a front-facing garage, a front-only plan takes in the upper gables, the entry and the garage line. Side returns and the lanai side can come later, once the review is done.

Front of House

The entry, garage and the peaks you see from the street. The most common starting point.

Front + Sides

Adds the side returns so the lighting wraps the corners instead of stopping at them.

Full House

The whole perimeter, including the back patio and any detached roofline you want lit.

Measured footage, roof height, mounting surfaces and equipment access set the final scope. We also confirm track finish, power, controller placement and the wire route before installation.

From estimate to your first lighting scene

  1. Start with your address

Use the online estimator and choose the roof sections you would like to light. The result is a preliminary estimate.

  2. Confirm the plan

We check measurements, mounting surfaces, access, track finish, power and wiring for the written quote.

  3. Install and test

We install the agreed roofline coverage and test the lighting system with you.

  4. Set up your scenes

We walk through the app so you can use brightness, colors, schedules and zones. Our support page is there for questions afterward.

Around Nocatee

Nocatee is a planned community in Ponte Vedra, between Jacksonville and St. Augustine, developed by The PARC Group with neighborhoods built around a town center and a preserve. We install permanent lighting across its villages. Tell us yours when you request a quote.

Town Center and Crosswater Hall

Nocatee Town Center is the community's shopping and dining hub, reached from the villages on foot, by bike, by car or by electric vehicle. Crosswater Hall, the event venue at 245 Nocatee Center Way, sits next to the Splash Water Park, which Nocatee reserves for residents and their accompanied guests.

Homes near the town center are seen from the paths as well as the road. A warm white schedule reads well from both.

The Preserve and Mickler's Landing

The Nocatee Preserve, a St. Johns County park at 501 Davis Park Road, covers 2,400 acres with more than three miles of unpaved trail, open dawn to dusk. A few minutes east, Mickler's Landing Beachfront Park at 1109 Ponte Vedra Boulevard has a pink coquina sand beach and a dune walkover.

Nocatee sits a short drive from the ocean, so salt air reaches it on a windy day. Plan on a sheltered spot for the controller and power supply, and ask us to show you where before install day.

Village architectural review

Nocatee's villages publish their own review guidelines on nocatee.com. The Crosswater guidelines, for example, say any improvement visible from a road or an adjacent lot must be approved before installation, with a decision promised within 15 working days, and they limit seasonal decorative lights to the period between Thanksgiving and January 15. Read your own village's guidelines and ask the reviewer how they treat permanent lighting kept on warm white most of the year. The finish, mounting position and color plan for the application come from us. The submission is yours.

Questions about lighting your Nocatee home

Expect a review. The Crosswater guidelines, for example, require approval for any improvement visible from the road or a neighboring lot. Check your own village's guidelines, send the board the finish, mounting and color details we give you, and plan on the decision window it publishes.

Yes. A warm white scene on a schedule is the everyday setting, and color scenes are saved in the app for the dates you choose. Whether that satisfies your village's guidelines is the reviewer's call, so ask before the installation.

Yes. Nocatee is one of our five service areas and a short drive from our base in St. Augustine. Enter your address in the quote form and we confirm it.
